The arrival of the much-anticipated second building in Keyton’s Bernborough Ascot retirement community is well and truly underway and has topped out with the roof slab now complete. The appointment of new builder Balmain & Co ensures the completion of Poinciana House is on track for early 2025.
Part of the nation’s first vertical retirement community built within a racecourse precinct; Poinciana House is already 50 per cent sold. Interest remains extremely high, driven predominantly by the village’s Ascot location, resort-style amenities, community and services attracting those seeking premium retirement living.
Poinciana House, with 53 architecturally designed independent living apartments, adds to the already completed and sold-out Fig Tree House at Bernborough Ascot. Its popularity reflects an increasing interest in premium retirement living, especially as the nation’s over-55* population continues to grow, and more retirees choose to relocate to inner city Brisbane.
Keyton Chief Executive Officer Nathan Cockerill said Bernborough Ascot redefines the concept of vertical senior living.

Poinciana House will introduce a range of additional resort-style amenities to support our approach to residents’ health and wellbeing, including a private rooftop terrace with spectacular city views, a restaurant, and an outdoor entertaining area.
A pool, gym, fitness studio, and consulting rooms with a variety of allied health services support our resident wellness program. These amenities complement the existing facilities: a trackside master's lounge with a café and bar, a garden-facing art studio, library, and private theatre.
Mr Cockerill said Keyton’s commitment to enhancing resident wellbeing has seen health and wellbeing coordinators embedded in numerous villages right across Keyton’s portfolio, including Bernborough Ascot. Together with residents, they will design a holistic wellbeing program catering to diverse needs.

The $270 million Bernborough Ascot retirement community forms part of Brisbane Racing Club’s $1.5 billion masterplan, which is transforming the Doomben and Eagle Farm areas.
