Lincoln Place Chief Executive Officer, Paul Yeo, welcomed Townsville City Council’s unanimous approval this week to greenlight its masterplanned Northern Beaches Lifestyle Estate.
“The Northern Beaches Lifestyle Estate is the first land lease community of its kind in Townsville and represents a multi-million-dollar investment in the region that will deliver 350 freestanding homes and lifestyle facilities for the local over 50s market,” Mr Yeo said.

Mr Yeo said land leasing is a widely accepted housing model in Australia and internationally because of the value it brings to individuals and communities.
“Under the land lease model, residents own their homes, but not the land,” he said. “This enables us to sell the homes at a discount to the local market average, providing an opportunity to release equity and move to a community with premium lifestyle amenities and established infrastructure.
“For our new Townsville project, it also means residents pay no stamp duty or council rates, no body-corporate fee or deferred management fees, and importantly no entry or exit fees. The only ongoing charge is a weekly site rental.
“Seniors living is changing, and it’s about time.”
Mr Yeo said the land lease model also adds value to the broader housing ecosystem, enabling people to downsize within their own community and freeing up established homes for local families and home buyers.
Early works at the Northern Beaches Lifestyle Estate, located adjacent to the Sanctum masterplanned community in Mount Low, are expected to commence by mid-2025.
Lifestyle amenities will include an exclusive resident Clubhouse featuring a library, theatre, dining, kitchen, bar, lounge and outdoor dining and BBQ area, gym, two swimming pools, bowling green, pickleball courts and walking paths.
