A wide range of new downsizer-friendly development projects have been listed on our site, allowing Australians aged over 50 to find their perfect new lifestyle-rich, low-maintenance home.
In September, Downsizing.com.au announced it was expanding its focus from traditional seniors housing - such as retirement villages and land lease communities - to also include general apartments, villas and houses suited to downsizing owner occupiers.
Downsizing.com.au now has a range of projects available from developers who are targeting the growing downsizer market. This allows downsizers to find a home close to where they live, or to select a property in a preferred tree-change or sea-change destination.
New South Wales
Southern Sydney
In Sydney’s south, Plank Developments is the name behind the brand new Amour Apartments in Caringbah (see photo below headline). Superbly finished, Amour boasts an exceptional location offering an easy walk to a range of medical specialists, and just a 3-minute drive to Westfield Miranda.
As of 15 October, some 14 apartments were still available in the project.
One bedroom units start at $585,000, with two bedroom units from $725,000 and three bedroom units from $980,000.
According to a Plank spokesperson, most people who have purchased in the past are local to the area.
“However given the proximity of the Caringbah apartments to Sutherland Hospital, the development also appeals to local and non-local investors and owner occupiers, particularly those who are within an older age bracket,” the spokesperson said. “ The ground floor is dedicated medical so health facilities are also located directly downstairs.”

Sydney CBD
Galileo has also listed the Sydney’s CBD’s King & Phillip project on Downsizing.com.au.

Illawarra region
Downsizing is often an opportunity to live the dream of a coastal lifestyle, and The Village at Corrimal is one of the Illawarra’s most exciting developments for sea changers.
Developed by the Village Building Co., apartments in The Village are selling fast. Each home features its own private courtyard or balcony, luxury kitchen, and stylish bathroom with a freestanding bath – a must-have after a late dip in the surf!
As of mid-October, there were 25 apartments from one to three bedrooms in size available for purchase, with prices ranging from $570,000 to $799,000. The project is attracting many buyers from the Wollongong area, along with people from the Sutherland Shire, Sydney's Inner West and a range of other NSW and Victorian areas.

Hunter region
The NSW Hunter region is experiencing rapid growth, backed by easy proximity to Sydney via the M1, some of the state’s best beaches, and a range of shopping experiences from major retail centres to boutique precincts. All this, and there's even a local airport.
The Stevens Group is bringing the One14Tudor project in the trendy inner-Newcastle suburb of Hamilton to Hunter downsizers.

Queensland
Brisbane and Gold Coast

Sunshine Coast
Perfect for downsizers, Pindan’s Plaza Central Maroochydore project offers a choice of contemporary, low-maintenance one and two bedroom apartments starting from $299,000.
Plaza Central lies within easy reach of world-class beaches, with the iconic Maroochydore Surf Club is just around the corner and Alexandra Headlands and Mooloolaba beaches both a short bike ride or drive away.
Victoria
Melbourne
Apart from its Queensland and NSW projects, the Quantum Group is also providing downsizers with options in Melbourne.
Alston is a blue chip development of only 26 designer apartments in Malvern East, one of Melbourne’s most coveted neighbourhoods. This pet-friendly development offers ducted heating/cooling, Italian bathroom tiles and secure basement car parking plus additional storage.
Western Australia
